0
Types of Real Estate: Foreign individuals can acquire all types of real estate in areas where private ownership is permitted, including residential, commercial, land, and agricultural areas, subject to permission. Construction Requirement: If there is no pre-built structure on the acquired real estate, the foreign owner must apply to the relevant public authority within two years to develop a project. Area Limit: A foreign individual can acquire up to 30 hectares of real estate and limited real rights anywhere in Turkey. The Council of Ministers may grant larger areas if deemed appropriate. Prohibited Areas: Foreign individuals cannot acquire or rent real estate in prohibited military zones or military security zones. They can acquire or rent real estate in special security zones only with the permission of the governor's office. Total Acquisition Limit: The total acquisition by foreign individuals cannot exceed ten percent of the total private ownership area of the province. If the ten percent limit is exceeded, foreigners' requests to acquire real estate will not be permitted. Additional Points to Consider: The principle of reciprocity applies to real estate acquisition. In other words, if a foreign individual's country does not allow Turkish citizens to acquire real estate under equal conditions within its borders, that individual may not be able to acquire real estate in Turkey either. Certain taxes and fees must be paid when acquiring real estate. Real estate acquisition transactions are carried out by the General Directorate of Land Registry and Cadastre. How is the required real estate value determined to obtain Turkish citizenship?
0
The value stated in the foreign exchange purchase certificate, the declared sale price in the official document, or the value determined in the sales commitment, the value in the appraisal report, and the total of value transfers/payments—meaning every type of value considered in the valuation—must meet the required value. (As per the guidelines attached to directive number 2019/5.)
Is there a validity period for the Real Estate Appraisal (Expert) Report?
0
According to directive number 2019/1, the appraisal report is valid for three months from the date of issuance. The validity of the appraisal report extends until the completion of the transaction for which the application was submitted. If the commitment request is made more than three months after the sale date, there is no requirement to renew the report as the validity period of the report obtained for the sale has expired. If there are appraisal reports issued within a maximum of three months before the notarization date of the sales promise, they are considered for processing. In this case, an additional appraisal report is not required before the notation date. After the notation of the sales promise contract in the registry, during the registration of the property in the name of the promisee through purchase, there is no need for a new appraisal report.
